Live Edge Okanagan Builders is seeking a Senior Project Manager for high-end multi-family projects in Kelowna BC. This individual must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills.
Responsibilities:
- Oversee construction projects from beginning to end
- Collaborate with engineers, architects etc. to determine the specifications of the project
- Prepare and manage the budget and estimate costs. Work closely with project accounting tracking all costs throughout the project
- Manage the tender process and review all bids for accuracy
- Negotiate contracts with external vendors and subtrades
- Obtain permits and licenses from appropriate authorities
- Review and approve all shop drawings and cut sheets
- Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations
- Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
- Acquire equipment and material and monitor stocks to timely handle site requirements
- Hire contractors and other staff and allocate responsibilities
- Evaluate progress and prepare detailed reports for clients on a monthly basis
- Negotiate terms of agreements, create contracts with subtrades and suppliers
- Ensure adherence to all health and safety standards and report issues
- Ensure all deadlines are met
- Keep all stakeholders aware of the progress on projects and prepare progress reports
- Conduct site checks to monitor progress and quality standards
- Conduct weekly client meetings
- Write client reports
- Work closely with the Site Super to maintain quality and schedule
Requirements
- Proven experience as construction project manager in the multi family market
- In-depth understanding of construction procedures and material and project management principles
- Familiarity with quality and health and safety standards
- Strong working knowledge of MS Office, MS Project and Procore
- Outstanding communication and negotiation skills
- Excellent organizational and time-management skill
