The Project Manager job role provides overall project administrative direction for one to two larger projects depending on level of experience. Responsible for overall project performance including client satisfaction, costs, schedule, quality and project status. Works collaboratively with the Site Superintendent, oversees operations of Project Coordinator, and maintains an excellent relationship with clients, consultants, subtrades, and the IWCD team.
MAJOR RESPONSIBILITIES ARE TO PROVIDE PROACTIVE MANAGEMENT, AND OVERSIGHT OF OUR CONSTRUCTION PROJECTS, INCLUDING:
- assist the IWCD Team at all levels, to do whatever is required to make IWCD successful as a whole follow all responsibilities and procedures outlined in the IWCD Policies & Procedures Manual being an ambassador of the company with IWCD’s commitment, purpose and credo as guiding principles where possible, participate in industry events; develop and maintain external client and subtrade networks
- mentoring, and supervising project coordinators and promotion of internal training and professional development
- friendly and approachable with all site personnel, assisting in goal to knock down barriers between ‘office’ and ‘site’
- assist in securing new work by participating in estimates, RFQ/RFP proposals, and marketing where applicable
- maintaining excellent relationships with client, architect, consultants, subcontractors, public PROJECT MANAGEMENT DELIVERY
- complete internal start-up meeting agenda, organize meeting and act as chair
- distribute weekly progress reports to consultants/clients and trades
- visit site regularly to review current issues, quality control, and schedule progress
- proactively review contract documents for errors, conflicts, and omissions
- liaise with clients and their representatives regularly, and proactively manage their expectations
- act as chair on project meetings and prepare/distribute meeting minutes
- prepare progress claims to owner and verifying subcontractor progress claims
- monitor and drive project submittals pro-actively using Procore
- preparing and tracking RFIs, and distributing responses to site and impacted parties
- handling all change orders, including quote solicitation, estimating, negotiating, processing and determining and getting approval schedule impact (with or without costs)
- ensuring site has up-to-date information on RFIs and approved change orders
- investigating low price vs. best value for project-specific subcontractor selection
- investigating own-forces vs. subcontracting out risk to ensure optimum utilization of IWCD labour, in conjunction with Site Superintendent and HR Manager
- negotiating and conducting subcontract buyout, issuing subcontracts and major purchase orders
- enforcing subcontractor contractual responsibilities, monitoring their progress and resolving disputes
- IWCD quality assurance and quality control, monitor and document tracking
- LEED documentation and similar document tracking if applicable
- developing contract specific QA/QC, waste management and related document tracking as required
- liaising with building authorities and regulatory agencies as required
- document control and distribution using Procore
- leading project close-out process, including deficiency process, commissioning, occupancy, as-builts, maintenance and warranty manuals, warranty work, and archiving of documents
- working collaboratively with site superintendent in all aspects of project planning and executing
SKILLS, KNOWLEDGE, QUALIFICATIONS & EXPERIENCE REQUIRED:
- BCIT Architectural and building technology (ABET) diploma graduate
- Previous experience (min. 2 years) as a construction project manager
- In-depth understanding of the construction process and cost control
- Proficient in Procore, MS Project, Bluebeam, Word and Excel

Salary: $91,000.00-$140,000.00 per year
